Description

The land is located on the most beautiful beach in Costa Maya, Pulticub-Tampalam. This area’s climate is a bit different from the one on Riviera Maya. The vegetation here is very lush and pristine the same as all the coral reefs. Fauna and flora is very alive, full of peace and energy. The sea is full of fish and conch. Vegetation consists mainly of coconut trees. The beach is wide and consists of fine white coral sand. The land is protected by a group of corals distant 170 meters in front of the property. There is a small cenote outlet in the ocean between corals full of fish. Water is shallow for 350 meters. Because there are no lakes behind the land and no soil, only the sand on the beach, the water is clear and visibility under the water during normal conditions is 45 meters. Since we have purchased the land in 2008 the beachfront has grown in size and height. Five years after we purchased the land we had done a professional topographic survey by a company from Playa del Carmen. We have placed precisely concrete posts on the property exactly as shown on the topographic survey. These posts were sticking out of the sand around 80 cm but since the beachfront is gaining the sand they are now on the beach level.
When we purchased the land we hired Stewart Title company from Playa del Carmen to do property title history search. The land used to be national land until reforms in 1928 led to private ownership of all the land in this area. There was only one owner who died in 1998 and divided the land between his 3 sons. We have purchased the north part of the land from one of his sons.
The land is located 50 km north of Mahahual in Pulticub. The road is a proper good asphalt straight road for 47 km until the road connects to the beach road by the airport in Pulticub. From there the land is distant exactly 3.5 km. Access is good by the hard sascab beach road.
The area has been designed for tourism. There will be villas and high-end resorts on the coast. Officials told us that similar to the one in Tulum. The government master plan was designed a few years back for the whole Mayan Coast. Coast is subdivided into areas. Each area has different regulations, densities…The coast will have 5 large towns. Three are on the coast and 2 behind lakes. Xcalak, Mahahual, and future Pulticub distant 3 km south of our land. Only Mahahual and Pulticub have the potential to grow as in these areas have a solid dry and high land foundation, especially the one in Pulticub. The rest of the coast has wetlands, lakes, mangrove forests. Pulticub is going to be a large town in the future. There are plans to build a marina and condos in the first stage of the city. Government plans are to bring tourists from north to Costa Maya by the sea with regular service from Florida, Cancun, Playa Del Carmen, Pulticub, Mahahual, San Pedro, Belize. Also, there will be the construction of new access road to Mayan Coast build 14 km south of Fellipe Carillo Puerto directly to Pulticub.

Most of the land ownership has changed in the past 3 years and this is only the land available for sale as far as we are aware. All the lots north of our land has been sold to companies and individuals. Some project has been already constructed but the biggest development and land prices are just about to change. It is an excellent time for investors to step in. There is also pressure from developers and municipality to increase densities and attract tourism on the coast. After they created the new municipality of Bacalar, the coast is now divided between Chetumal, Bacalar, and Felipe Carillo Puerto. Officials of all of these municipalities have serious interest to develop their own part.
The present density on our land is defined by a document from 2002. Our land consists of 85 meters of beachfront and 123 meters of depth, 10586m2. You can build house on 200 m2 of the surface of the lot. The building can have 2 floors. Max. height of the building is 8 meters. At the moment there is no electricity on this part of the coast. All resorts and villas are independent. They use solar energy and have their own wells. Water is abundant in a depth of 3 to 5 meters. We rent the federal zone in front of the property. Owners plan 12 years ago was to construct a boutique hotel with luxurious 2-floor cabanas and swimming pools on the land a Palapa restaurant with a dive shop on federal zone land. Also, have the ability to construct a pier for the boats on the land. The first 10 km of the land construction densities are going to change. Have all documents from desarollo urbano that you can apply for a project with a density of construction up to 2500 m2 on the land. This document is officially recorded in Desarollo Urbano Felippe Carillo Puerto. This document is good as a supporting document for the future project.

The area from Pulticub to Punta Herrero is very unique and secluded. Most of the people who spent their holiday are wealthy, celebrities, royals…. and arrive by planes directly to Pulticub airport where are awaited by hotel staff. Some tourist hires small planes from Cancun, Chetumal and other cities in Mexico to take them to Pulticub. Vacation type here, for now, is private all-inclusive, peaceful, far away from the public. Also, the room and villa rates are financially more attractive for the owners than the other areas on the coast.

All the documents of the land are in right perfect order to sell. The land was purchased under the Mexican cooperation owned by the sellers 100%. They'd prefer to sell the company which was created solely for the purpose of holding the land title.

Directions:

From Playa, you need to drive south passing Tulum, Felipe Carrillo Puerto, Limones. 5 km after Limones turn left towards Mahahual. 3Km before you get to Mahahual you will see the petrol station on the right side. Just after you pass the petrol station turn left and follow the road. After 45 km the road connects to the beach road. Here you need to turn left and follow the beach road. You can measure the distance from here as the land is distant exactly 3.5 km from the junction. Beach road runs through all lands on the beachfront and cuts them in half. I have placed painted wooden stakes on both sides of the road at the beginning and also at the end so it should be easy to find it. I have attached files to help you to find it.
